MAYOR RAS J. BARAKA STATEMENT ON CITY OF NEWARK LAWSUIT AGAINST BAD LANDLORDS

“The City of Newark has filed its first complaint against a limited liability company that owns, operates and controls a multi-unit residential property in a manner that exploits its renters, puts their health, safety and welfare at risk, and defies rent control, maintenance, housing, health and safety requirements codified in our city ordinances.

“The five-count lawsuit against NJ Best Management LLC and 380 South 6th Street LLC is the result of their continuous and repeated failure to accept the City’s offers to work cooperatively on coordinated inspections and the development of a corrective-action plan. Despite the City’s willingness to partner for the benefit of the residents, the property owners have chosen to perpetuate health and safety violations while imposing illegal rent hikes, in some cases in exceeding five percent.

“The ‘Bad Landlord List’ Executive Order I signed this year to hold habitually non-compliant landlords accountable, added more momentum to the ongoing efforts of our Office of Tenant Legal Services, The Department of Economic and Housing Development’s Division of Rent Control, and legal procedures that leverage receivership and other consequences.

“Today’s announced action joins our continuous efforts to develop and wield every tool available to protect the safety and wellbeing of renters, and deliver justice to greedy, irresponsible landlords who don’t.”
