New Jersey Realtors July Housing Market Data

(Trenton, NJ) — New Jersey home prices continued to climb in July, though inventory has increased slightly. The year-to-date median sales price for single-family homes reached $610,000, up 3.7% from a year ago, while the statewide median sales price across all property types rose to $550,000.

Inventory continued to improve, with 21,637 homes for sale in July, up 5.9% from the same month last year, giving buyers more options across the state. Year-to-date new listings also increased 3.3%. At the same time, closed sales were down 1.5% year-over-year and pending sales declined 0.3%, reflecting continued affordability pressures from elevated home prices and mortgage rates.
