New Jersey Realtors September Housing Market Data

(TRENTON, NJ) Oct. 15, 2026—New Jersey’s housing market continued to offer buyers more options in September, with inventory increasing 12.1% year over year to 22,746 homes for sale, according to data from New Jersey Realtors, the statewide trade association representing 55,000 members. Despite the increase in available homes, prices remained elevated, with the statewide median sales price climbing 2.8% from September 2025 to $550,000
New listings increased 3.8% year over year in September, while year-to-date new listings were up 4.2%, signaling continued improvement in housing supply. However, buyer activity slowed, with closed sales declining 5.8% and pending sales falling 11.3% compared to September 2025. The combination of rising inventory and slower sales suggests buyers have more choices, but affordability remains a significant challenge.
